About eight minutes. Unit count, association type, what your current management does and does not do, what you want changed, your budget, your timeline.
Find your match.
Boards compare vetted management companies side by side — services, pricing, and reviews from communities like theirs — then choose with confidence.
One intake form. Written proposals from companies that serve your area. A single report that puts every bid in the same format, with a three-year cost projection you can take into a Board meeting.
Free for Boards. Always. Takes about eight minutes.
| Firm A | Firm B | Firm C | |
|---|---|---|---|
| Headline quote | $14.00 /unit | $15.20 /unit | $4,200 flat |
| Escalator | 5% fixed | CPI cap 3% | None |
| Onboarding | $8,500 | $4,000 | $0 |
| Est. ancillary | $26,400 | $14,100 | $6,900 |
| 3-year total cost | $147,026 | $159,079 | $158,100 |
| Scope covered | 16 / 22 | 19 / 22 | 22 / 22 |
The lowest per-door quote is not the lowest three-year cost, and it does not cover everything this Board asked for. That inversion is the product.
No management company gets your phone number until you ask.
You are not signing up to be called. Companies see your community's scope — unit count, services you need, budget band, location. They do not see your name, your phone number, or your email. They submit a written proposal. You read it on your own time.
When your Board decides it wants to meet someone, you click “request meeting.” That is the only moment contact information moves.
Not at intake, not at submission, not when the report is delivered. Releasing contact information is a deliberate action taken by your Board president.
Contacting a Board off-platform is a violation. Report it and we remove that company from your bid.
Your intake is not a product. There is no data-sharing arrangement, and there is no version of BoardMatch where there is one.
Four steps, thirty days.
You do the first step. We do the middle. Your Board does the deciding.
We turn your answers into a normalized scope of work, then invite companies licensed where required, actually servicing your area, and managing communities of your size.
Day 15. Every proposal in one matrix, with a three-year Total Cost of Management projection and automatic flags on uncapped increases, thin staffing, and gaps in scope.
In a private portal. Comment, compare, run a straw poll or a recorded vote, export a Board-meeting PDF. Request a meeting with whomever you want. Or select no one.
Three quotes. Three formats. One comparison.
A management company can quote you $14 per unit per month. Another can quote $4,200 flat. A third can quote 6% of your operating budget. Those are three different numbers describing three different things, and no Board can compare them by reading three PDFs.
We normalize all of it, then project three years of total cost including the annual escalator, onboarding, transition, and the ancillary fee schedule at your community's actual volumes.
Every proposal a column. Every comparison point a row. Base fee, model, term, escalator, notice period, and forty more.
All-in and escalator-aware. Frequently reorders the ranking the headline number implies.
Every service you asked for, crossed with every proposal. “18 of 22 included. 3 at extra cost. 1 not offered.”
Your named manager and how many other communities that person carries. Company A’s carries 14. Company B’s carries 6.
Uncapped escalators, onboarding three times the market median, auto-renewal clauses, termination penalties, expired licenses.
Designed to be printed, handed around a table, and attached to your minutes. Also exports to Excel with live formulas.

Every company in a BoardMatch bid has its state license, its insurance certificates, and its references checked before its proposal reaches your Board. Fee schedules must be re-attested every 180 days or the profile is flagged as stale. None of that is purchasable.

And without fielding twenty calls. Free, permanently. You keep the report whether you hire anyone or not.
For management companies
Don’t pay for every lead unless you win it
No listing fee. No per-lead charge. You pay one placement fee — the association’s first month’s management fee, minimum $1,500 — only when a Board selects you.

Common questions
Is BoardMatch really free for Boards?
Yes. There is no fee to a Board or an association at any point — not for the intake, not for the report, not if you select a company, not if you select no one. Management companies pay a placement fee only when a Board selects them. That is the entire business model, and it is published in full on our pricing page.
Will management companies start calling us?
No. Companies never receive your phone number, your email address, or your name unless your Board affirmatively requests contact. They see your community's scope. All communication runs through BoardMatch until you decide otherwise.
How long does this take?
Your intake takes about eight minutes. We build your scope and issue invitations within three business days. Proposals are collected through day 15. Your report is delivered on day 15. Your Board has through day 30 to review, meet companies, and vote.
Do we have to switch companies?
No. A significant share of Boards use the report to renegotiate with their current company and stay. That is a legitimate outcome and it costs you nothing. You can also invite your incumbent to bid, and many Boards do.
Can a company pay to be ranked first?
No. There is no sponsored placement, no advertising product, and no paid tier. Ranking factors are published in full, including how invitations are distributed. Payment of any kind is not one of them.
How many companies will bid?
It depends on your market and your size. Typical bids draw three to six proposals. We tell you how many companies were invited and how many responded, and we do not pad a bid with companies that cannot serve you.
Are you a management company?
No. BoardMatch does not manage communities. We run the process and produce the comparison; your Board decides.
What if our Board is not ready to switch, just curious?
Run the Contract Escalator Audit or download the RFP template. Both are free and neither starts a bid.
Start with what you already know.
You know your unit count. You know what your current management does well and what it does not. That is enough to begin.
